Q:  Are you really just real estate agents looking to list my house?

A:   No.  Real Home Solutions, Inc. is interested in buying your house.  We do NOT want to list your house.  Just to be perfectly clear though, some members of Real Home Solutions, Inc. are in fact licensed real estate agents with the state of Pennsylvania, however again we do not want to list your house, we want to BUY your Pennsylvania house.

Q:  Do you charge any fees or commissions?

A:   No.  As stated above, we do not want to list your house, so therefore we do not charge any commissions or fees.  Please be aware that regardless of whether Real Home Solutions, Inc. buys your home or if you have your home listed with a real estate agent that when your house goes to closing/settlement that there are standard seller costs that you would be responsible for.  Typical costs are transfer tax, tax certs, sewer certs, notary fees, etc.  There are some cases where if Real Home Solutions, Inc. buys your house that we will take care of all of the standard seller costs that you normally would be responsible for. 

Q:  What if I want Real Home Solutions, Inc. to list my house for sale?

A:   Real Home Solutions, Inc. can not list your house for sale.  We are not a real estate brokerage firm.  We are individual investors who BUY Pennsylvania houses.  We can, however, refer you to a local, experienced real estate agent who can help you regardless of your situation.  Just ask us for a real estate agent referral here. 

Q:  How does your program work?

A:   There really is not a cut and dry answer to this question.  The reality is that there are many different situations that could be involved with each individual persons circumstances and therefore we address each person separately to determine which solution would work best for all parties involved.  Regardless of your situation though, we do have Real Solutions to your Real Estate Problem!

Q:  Where do you buy properties in Pennsylvania?

Q:  My house is scheduled for sheriff's sale next week!  Can you still help me?

A:   Most likely the answer will be no we can't.  But it doesn't hurt to give us a buzz and talk to us about your situation to see if there is something we can do.  Time is of the essence, so call us immediately at                 610-999-6410.  Ask for Carey!

Q:  A Realtor just told me what my house is worth.  Is that what you will pay me?

A:   First, we would like to make you aware of the real estate process invovled with Real Estate Agents and Realtors.  When a Real Estate Agent or Realtor does a cma (comparable market analysis) on your house and tells you what your house is worth that is NOT the dollar amount that you will walk away with in your pocket after you sell your house. 

You will need to subtract the real estate commission (which can range anywhere from 3 to 6% on average,) from what they tell you your house is worth. 

Also, most of the times, after the buyer of your house does a home inspection they will ask you to make certain repairs and/or ask you for a monetary credit at settlement.  This amount can vary depending on what the buyer of your house finds. 

Plus, you'll have to subtract the standard fees associated with selling your house like transfer tax (which can range anywhere from 1 to 3% or so depending on where you are located,) tax certs, sewer certs, notary fees, final utility bills, use and occupancy certs (ranging anwhere from $25 to $100 depending on the area and if applicable, ) and courier fees when necessary.

And please, do not forget your holding costs.  When you have your house listed with a real estate agent you are still required to make your mortgage payments every month, pay all of your utility bills every month and any other costs associated with your house.  Your real estate agent will NOT pay these costs.  So, if your mortgage amount is $1000 and it takes your real estate agent 4 months to sell your house, plus it takes another 1 one until you go to settlement with your new buyer, well that is 5 months at $1,000 each month.  That is $5,000 in just mortgage payments that is coming out of YOUR pocket while a real estate agent is attempting to sell your house.

Now that you know the process involved when selling your house with a real estate agent, please be advised that when we make an offer to purchase your house that a) you will not be charged a commission, b) you will not be asked to make any types of repairs at all, c) you will not be asked to give us any type of monetary credit at settlement, and d) we will most likely close within a month, some times as fast as 7 days, so this will cut down dramatically on your holding costs.

Lastly, please remember to keep in mind that everyones situation is different and we speak to each person individually and together we will come up with Real Solutions to your Real Estate Problem!

Q:  Are you like those foreclosure rescue companies that you hear about on tv and read about in the paper?

A:   No, we most certainly are not.  We are nothing like the "foreclosure rescue" companies that you may hear about.  These "foreclosure rescue" companies will charge homeowners a fee, anywhere from $295 all the way up to $1600 PLUS, for services that they provide to a homeowner facing foreclosure.  The problem with them charging that fee for their services is two-fold; first, if you are facing foreclosure then you are obviously having financial difficulties so why in the world would these "foreclosure rescue" companies want to take more money from you?  And secondly, they are taking money from you to provide you with a service that you can do yourself for FREE if you know the options that are available to you.  We here at Real Home Solutions, Inc. are all about educating you on the different options available to you when facing a foreclosure.  We will most certainly try our best to help you regardless of which route you choose to go and WE DO NOT EVER CHARGE A FEE OR COMMISSION FOR OUR SERVICES!

Q:  Will you buy my house and let me rent it back from you?

A:   No.  We will not buy your house and than rent it back to you.  We feel that is a sticky situation and would rather not get involved in that type of transaction.  If we buy your house, than it will be a normal real estate transaction with a normal closing and with a date that you must be out of the property by.

Q:  Is there any risk, obligation, or charge?

A:   Absolutely not!  You are never, ever under any obligation to allow us into your house or to sell us your house if you choose not to.  And we will NEVER charge you any type of commission or fee when we make an offer to purchase your house.  All of our consultations are FREE and PRIVATE.  We always try to come up with a win-win situation.  Again, you are never under any obligation to accept the offer(s) that we make on your house.
